An RICS valuation is one of those things that most property owners in Hounslow will need at some point — often when they least expect it. Whether you're remortgaging, repaying a Help to Buy loan, going through probate or separating from a partner, a formal RICS Red Book valuation may be required. Here's my guide to when you need one and what's involved.

What Is an RICS Red Book Valuation?

An RICS Red Book valuation is a formal, independent assessment of a property's market value, carried out by an RICS Registered Valuer in accordance with the RICS Valuation — Global Standards (the "Red Book"). It is a professional, regulated document that carries significant legal and financial weight.

This is distinct from an estate agent's "valuation" (which is actually a free market appraisal designed to win instructions) and from a mortgage lender's desktop or drive-by valuation (which is designed to protect the lender, not inform the buyer). An RICS Red Book valuation is an independent, impartial professional opinion of value.

When Do You Need an RICS Valuation in Hounslow?

Help to Buy Redemption

If you purchased your Hounslow home under the Help to Buy equity loan scheme, you must obtain an RICS Red Book valuation when redeeming the equity loan — whether at sale, remortgage or the end of the loan term. The valuation must be carried out by an RICS Registered Valuer and must meet Homes England's specific requirements. This is one of the most common valuation requests we receive.

Shared Ownership Staircasing

Buying additional shares in your shared ownership property (staircasing) requires an RICS valuation to determine the current market value — which in turn determines the cost of the additional shares.

Probate Valuation

When someone dies and their estate includes property in Hounslow, HMRC requires a formal valuation for inheritance tax purposes. This must be carried out by a qualified valuer. Our probate valuations are prepared to HMRC's requirements and can be used directly in the probate application.

Matrimonial / Divorce Proceedings

When a couple separates and the matrimonial home must be valued for the purposes of financial settlement, an independent RICS valuation provides an impartial figure that both parties — and their solicitors — can rely on.

Capital Gains Tax

If you're selling a property that is not your main residence — a buy-to-let, inherited property or second home in Hounslow — you may need a valuation to calculate your capital gains tax liability.

What Does an RICS Valuation Involve?

Our RICS Registered Valuers visit the property and carry out a physical inspection, assess comparable evidence from recent sales in the local Hounslow property market, consider any factors affecting value (condition, tenure, planning, location) and produce a formal written valuation report meeting RICS Red Book standards.

For most residential valuations, the report is delivered within 5 working days of the inspection. Urgent valuations can often be accommodated — just let us know your timeline.

Valuation vs Survey — What's the Difference?

A valuation tells you what a property is worth. A survey tells you what condition it's in. They're different products for different purposes, and neither replaces the other. Many buyers need both — a Level 2 or Level 3 survey to assess the property's condition, and a separate RICS valuation if required for mortgage or other purposes.

RICS Valuation FAQ

Not necessarily. A lender's mortgage valuation is commissioned by and primarily for the lender's benefit. An RICS Red Book valuation commissioned independently is for your benefit and carries more legal weight. For Help to Buy, probate and matrimonial purposes, an independent RICS valuation is specifically required.

The physical inspection typically takes 45–90 minutes. The written report is usually delivered within 5 working days. For urgent cases, we can often turn around within 2–3 days.

Fees for residential RICS valuations in Hounslow typically start from around £300–£500, depending on property size and purpose. Help to Buy valuations and probate valuations may have slightly different pricing. Contact us for a free quote.
